Total space needed in room with both beds in T formation, drawers open with ladder on is approximately 7'6"x6'8" (or 90"x80").
Top bed frame is kept in place on top with heavy duty metal pegs. Trundle bed frame fits nicely between the desk and bookshelf/dresser. As our kids grew we rolled the trundle bed out into a separate bedroom and turned the desk inward for more of a "fort" feel.
